RCG were approached by Goodfield Holdings who purchased a 2570m² site in Manukau using RCG Realty in an off market purchase. The client asked RCG to design a Tower that maximised the development permitted under the Auckland Unitary Plan rules. We came up with a curved tower that worked with the curved corner street boundary, and has a retail and commercial podium over semi-basement carparking, with 17 levels of apartments above (200 two and three bed apartments)
The circular tower lets more sunlight into the entire floor print than any other shape and has better wind performance and less shadowing than any other shape of a similar size. A circular design also maximises the window perimeter as a percentage of floor area, compared to same size square or rectangular towers. We had a structural grid that ran from the carpark through the podium and up through the tower (20 floors) to create the most cost-efficient structure
